These 3 low cost, highly effective upgrades can help sell a West Boca Raton home for more money.

Just this week, a customer approached me about listing a West Boca Raton home for sale. Like many homes in West Boca, it’s in excellent but original condition. When he asked  for suggestions on improvements, I gave him this list of three low cost, highly effective upgrades to help sell a West Boca Raton home for more money.

These upgrades will improve the appearance of your West Boca home for sale if it’s original, and they will pay for themselves several times over.

1. Low Cost Kitchen Upgrade.
Consider replacing your old, formica kitchen countertops in your West Boca home for sale with a light colored, but low cost granite.  Get the standard package with 4 inch backsplash, rather than filling in the entire backsplash area. You can paint the walls above, or fill in with tile for a coupof of hundred dollars. However,  it may be more sensible to leave that wall as a blank canvas so the buyer so she can pick her own colors and make the house her own. The cost of the granite and the labor was under $4,000.

 2. Low Cost Bathroom Upgrade.

If your original marble countertops in your West Boca Raton home for sale are in excellent condition keep them. However, in order to give the master bath the same appearance of improvement as the kitchen, replace the original doors with a similar color. Use a mid grade door, rather than the lowest cost. While replacing the vanities sounds like a better idea,  typical standard sized vanities of today are either too long or too short to fit exactly into the spaces occupied by originals. Putting on new doors often gives the appearance of upgrading, but keeps costs way down.

If, however, the vanity in your West Boca home is coming apart you may have to remove the entire installation. Because new vanities won’t fit the old space, you may want to consider purchasing 2 individual vanities with countertop and sink included in the kit. Either put them together and fill in the space to either side, or separate them and fill the small gap in between with tile that’s similar or a match to what you have. Once again, your bathroom will give the appearance of being upgraded considerably more than the actual cost indicates.

3. Low Cost Crown Molding Upgrade.

Nothing adds stature at a very low cost to a room like crown molding. It can be purchased in plain wood, already painted white wood, or white vinyl, which never needs painting. If you decide on crown molding, however, it looks best to put it in every room on that level, and not just in the living and / or dining room areas. In addition, if you the bathrooms in your West Boca home have full width mirrors, consider placing a border around them. This effect not only cleans up the eroded glass borders, but it adds a bit of glamour to what might otherwise be just a dull hunk of glass.
