Increased  Market Time for Homes in Boca Raton

A typical Boca Raton home for sale in the 33498 zip code has recently moved from an average of 62 days on the market to an average of 100 days on the market. Currently, there is an average of a 5.1 month supply of homes in the 33498 area.

A six month supply of Boca Raton homes for sale in the area would mean that the real estate market has reached equilibrium. When that occurs, neither buyer nor seller has a distinct advantage.

More Boca homes on market, but not in lower price ranges.

Almost 80% of  demand  for homes for sale in Boca Raton falls into the $150 -349,000 range, and almost all buyers of those homes will purchase using a mortgage. Unfortunately, homes listed in that price fell by close to 37%  since last year at this time, based on available statistics.

There are two reasons for this:  because prices have inched up and investors with cash purchased most of those homes almost as fast as they hit he market.  Therefore, we still need to see a large number of homes in the $349,000 and under price range for sale before we can claim that the seller’s market has come to an end in our area .
